What's a typical project timeline?
It depends on scope. Cosmetic STR conversions run 6–10 weeks; full home remodels typically 12–20. We give you a fixed timeline before we start.
How do payments work?
Payments are tied to project milestones, not calendar dates. You see exactly what's been done before you release each draw.
Do you pull permits?
Yes. Anything requiring permits, we pull and coordinate inspections.
Can you work with out-of-state investors?
Yes — this is most of what we do. Weekly photo updates and a single point of contact mean you don't need to be on site.
What materials and finishes do you use?
We pick materials calibrated to your goals: STR-grade durability for rentals, custom selections for owner-occupants. You approve everything before purchase.
What's not included?
Permits, materials, and subcontractor trades are itemized in the scope, not hidden. Furniture and decor for STR setup are separate but we can coordinate them.
Do you offer a warranty?
Yes — one year on workmanship. Manufacturer warranties on materials and appliances pass through to you.
